If the property is not located on a City or County maintained public road, it is essential that the property also have deeded access easements of sufficient width to fully contain the access roadways. Sometimes the cost of road improvements makes the land division prohibitive. Many parcel maps require that the applicant make road improvements along the frontage of the property, or even off-site improvements. ![]() In addition to the basic zoning defining the minimum parcel size and frontage requirements, every City and County has a laundry list of additional application requirements and land division criteria.Īfter reviewing zoning, we typically make a field review of the property to look for practical or known regulatory problems based on past experience. A review begins by checking the City or County zoning to make sure that a land division is theoretically possible. ![]() An early evaluation by our firm is highly recommended. The parcel map process has become complex over the years. These factors-developed by county auditors pursuant to AB 8-are largely based on the share of revenue each local government received from the TRA during the late 1970s.The term parcel map refers to the process of dividing property into four or fewer parcels (with some exceptions) for purposes of "sale, lease, or finance." The most common application is that an individual wishes to divide their property for sale. Each TRA has a set of growth factors that specify the proportion of revenue growth that goes to each local government. Each local government then receives a share of any growth (or loss) in revenue that occurred within the TRA that year. While there is considerable variation in the steps county auditors use to allocate revenue within each TRA, typically the county auditor annually determines how much revenue was collected in each TRA and first allocates to each local government in the TRA the same amount of revenue it received in the prior year. A single county may have thousands of TRAs. Again, these distortions are small enough to make the data useful for mapping purposes to create a "best available" view of the state of the metes and bounds of the County and its subsequent parcels. As not all Deeds agree with eachother, and some of the older definitions weren't perfectly accurate, this creates conflicts between parcels that inevitably lead to slight distortions. The geometry of the parcel polygons, upon which this layer is based, are derived by a manual process of entering coordinate geometry as defined by a parcel's Deed. It is not to be used for legal purposes or border disputes, and is shared with the sole purpose of adding a reasonable estimate of the County Boundary in the spirit of general mapping purposes. This boundary polygon was generated by a Dissolve GP process. This county boundary polygon is based off of the parcel polygons, which are available from our Open Data Portal.

And it’s a heck of a cute one! Tortoiseshell cats are almost always female, although you can find the occasional male tortie he will normally be sterile and unable to have kittens of his own. The tortoiseshell cat isn’t a breed, but a description of a color combination. They look very dark at first glance, despite the flecks of lighter shading to their coat. Though they have the genes for displaying the same colors as a standard calico, dilute calicos will display muted colors of cream, strawberry-blonde, and grey instead of white, black, and orange. The tortoiseshell cat has black and orange fur, in a mottled pattern. But dilute calicos are even rarer, sporting faded colors that make the cat appear pastel. Considering how rare they are, this just might be true! After all, only 1 in 1,000 cats is born calico. In many cultures, calico cats are thought to bring good luck. Image Credit: Aleksei Verhovski, Shutterstock In addition, they hold more body fat, which can cause diabetes, heart disease, and continuous joint pain. Male calicos also tend to have behavioral problems due to mental development impairment. These cats have less bone mineral content, which means a greater risk of broken bones. Only 1 in 10,000 male calicos are fertile. Because of this, male calicos are generally very unhealthy and sterile. However, 1 out of every 3,000 calico cats is born male due to a genetic anomaly known as Klinefelter syndrome. ![]() Furthermore, they require an unrelated gene to introduce the white coloring.īecause it requires two X chromosomes to create a tri-color coat in a cat, generally speaking, males cannot display such a coat. For a cat to become calico, it must have an X chromosome with orange coloring and another X chromosome with black coloring. Females have two X chromosomes while males have just one. The X chromosome carries the genes for color. It takes a very unusual chromosome pattern to create a calico cat. The breeds that can produce the calico coloring include: Image Credit: Elisa Putti, ShutterstockĪs we mentioned, calico cats come in many breeds, though not all breeds can produce calicos. Their colors are also blended and mixed instead of exhibiting specific patches of color. Calico cats must have white as one of their colors and the other colors appear as patches over the white. However, the way that the colors present themselves is very different from a calico. Tortoiseshell cats also have tri-colored coats. While tortoiseshell and calico cats are very similar, they’re not actually the same thing. You’ll often hear tortoiseshell and calico used interchangeably. The white will dilute to cream, orange dilutes to strawberry-shaded blonde, and the black dilutes to gray.ĭilute calicos are also called calamanco cats or clouded tigers. Dilute calicos have the same tri-colored coat that calicos have, but the dilute gene causes the colors to be muted and appear faded. The coat of a calico cat features distinct patches of color with white being the base. This means that you can have calico cats in several breeds. Many people assume that calico is a breed, but it’s only a color pattern. They’re prized for their gorgeous coats, but there’s a lot of misunderstanding surrounding these cats. The car was given front disc brakes to improve stopping time. The convex 1961–64 grille was replaced by a flatter, squared-off one for 1965. The exterior «Continental» script was changed and the rear grille replaced by a simple horizontally elongated Continental star on the rear deck lid. The gas tank access door, which had been concealed at the rear of the car in the rear grille, was now placed on the driver’s side rear quarter panel. Side glass was now flat to provide more interior room. The dash was also redesigned, doing away with the pod concept. The car was stretched 3 inches (76 mm) in 1964 to give more rear-seat legroom, and the roofline was squared off at the same time. The car’s electrical system was updated this model year when Ford replaced the generator with an alternator. The floating rectangles in the previous year’s grille became a simple matrix of squares. The rear deck lid was also raised to provide more trunk space. In 1962, a simpler front grille design with floating rectangles and a thin center bar was adopted.ĭue to customer requests, for 1963 the front seat was redesigned to provide a little more leg room to back seat passengers. Lincoln dealers began to find that many people who bought 1961 and post-1961 models were keeping their cars longer. This slab-sided design ran from 1961 through 1969 with few changes from year to year. In 2007, Lincoln’s 2007 SUV line adopted massive chrome grilles in the style of these classic Continentals. Ford produced several concept cars which recalled this design. The 1961 Lincoln’s striking, understated elegance immediately won a major design award and was widely copied by other manufacturers - note the similarity of the 1963 Cadillac and the 1963 Buick Electra.Ĭontinentals of this generation are favored by collectors, and have appeared in movies such as The Matrix, The Last Action Hero, and Inspector Gadget movies, the TV series Pushing Daisies, and recently it shows in the opening sequence of the TV series Entourage. This may have been the last time a single individual was responsible for the complete design of a production car. The 1961 Lincoln Continental was really Engel’s design masterpiece, considered by many to be pinnacle of Lincoln style. The 1961 model was the first car manufactured in America to be sold with a 24,000 miles (39,000 km) or 2-year bumper-to-bumper warranty. This «suicide door» style was to become the best-known feature of 1960s Lincolns. Therefore, the rear doors were hung from the rear and opened from the front. To simplify production (in the beginning, anyway), all cars were to be four-door models, and only two body styles were offered, sedan or convertible. The rear hinged doors solved the problem. When the Lincoln engineers were examining the seating buck that styling had made up, the engineers kept hitting the front hinged door of the buck with their feet. The new Continental rode a wheelbase of 123″, and the rear hinged doors were hinged from the rear to ease ingress and egress. The new Continental’s most recognized trademark, front opening rear doors, was a purely practical decision. So much smaller was this car, that advertising executives at Ford photographed a woman parallel parking a sedan for a magazine spread. It was two feet shorter than its predecessor. One of the most striking features of the new Continental was its size. ![]() The design was originally intended to be the new 1961 Ford Thunderbird, but the concept was enlarged and slightly altered before being switched to the Lincoln line by Robert McNamara. ![]() For the first time, the names Lincoln and Continental would be paired on a car other than one in the Mark series. In 1961, the Continental was completely redesigned by Elwood Engel. ![]() “We contacted a few movers who basically said they’d have to charge us for two hours to do this, which would make it weirdly expensive,” she says. (“They came in and saved the day,” she says.) Digital fundraiser Liz Zaretsky also relies on Solidarity for moving single pieces around (from $175) - like a heavy three-seat sleeper sofa between rooms, then to her sister-in-law’s apartment. They didn’t panic at all.” A few months later, when Drew moved to a different apartment, Solidarity again took the table apart, moved it, and put it back together. Drew called Solidarity (from $1 per cubic foot of boxes and furniture), and “they got a saw from the hardware store and sawed the legs right off,” she says. She has since done five moves with the Brooklyn-based company, including a last-minute job after another mover was unable to fit a custom table through a doorway. Writer Kimberly Drew first hired Solidarity Movers in 2018, when she moved out of her office at the Met Museum. (Its movers will return to your new place to pick up the bins whenever you manage to get everything unpacked.) Barabas has hired Cool Hand twice since (for moving her belongings in and out of storage during a home renovation) and says she “recommends them to anyone I know who is moving.” It was amazing.” Besides packing services, Cool Hand offers bin rentals with BoxUp and can supply customers with wardrobe boxes and dish and glass dividers to make the whole process smoother. Then they came in the day before our move, and in four hours everything was organized and labeled. “I asked if they’d pack the kids’ rooms and move the rest, and they said ‘yes,’ ” she says. Rather than offering only full packs and regular moves, the company is willing to pack exactly what a customer wants (from $10 per reusable bin) and uses detailed questionnaires and virtual walk-throughs to size up jobs (and to inventory easy-to-forget items like air-conditioning units). Barabas, who owns a maternitywear line, found Cool Hand on Instagram in 2020 and chose it both for its profile (a Black-owned mom-and-pop outfit) and litany of additional services. Staring down a move between two three-bedroom apartments in Williamsburg, and daunted by the thought of dealing with her children’s rooms, Anna Barabas started looking for a moving company that also offered packing services. Kyra Frankel, who owns a property-staging company in Brooklyn, uses Sven Moving about once a week (she says she considers it a colleague at this point) and confirms that “even in snowstorms, or in 100-degree heat, they hustle. Graphic designer Dan Alssid says the team “made crazy good time” schlepping his TV and scores of books from a fifth-floor walk-up on the Upper East Side to Park Slope journalist Nur Ibrahim echoed both Horovitz and Alssid, saying her move from Williamsburg to Crown Heights took under three hours - two hours less than her previous moves from similar spaces. Seven others we spoke with recommended Sven Moving (from $250 for a van job from $500 for a truck) many of them cited the team’s impressively brisk pace. There was no wasted time.” The job, he adds, took just two and a half hours, and the guys were done before lunch. “They came in, and instantly they were moving. “The three guys from Sven were so incredibly efficient it was like one big choreographed dance,” says writer Oliver Horovitz, who hired Sven Moving for his move from a Chelsea one-bedroom to the Upper West Side in June. He runs the business with his wife and one office assistant and typically hires a crew of artists and musicians who are in between creative projects, so that they can, he says, “make a bunch of money and then use that to do what they love.” (DeFabrizio is a musician himself.) Both Laxman and Al-Dhahi say that DeFabrizio’s team of movers (“a handful of guys right out of Bushwick in their 20s,” adds Al-Dhahi) did an impeccable job, and according to Laxman, “They fit my really huge couch through a tiny doorway in five minutes like wizards.” In fact, he recommended Lou Moves You to a friend who moved in June, who “said it went great.” Educator Toomi Al-Dhahi, who moved from Harlem to Brooklyn in April, said the same thing: “Lou was a sweet deal - $300 or $400 less than any of the other quotes I got.” Owner Lou DeFabrizio keeps prices down by keeping overhead low. When climate activist Seth Laxman moved from a third-floor walk-up in Flatbush to a new apartment in Bed-Stuy in May, he reached out to Lou Moves You, which had previously moved his girlfriend, and got a quote of $625 - nearly $300 less than a larger moving company he had contacted. |
